We typically work with people who are looking to invest in rural or semi-rural vacant land properties that are at least 2 or 3 acres in size or larger and priced between $15,000 and $100,000.

The properties must have both legal and physical access (no landlocked properties). These properties are mostly unrestricted or lightly restricted. We usually do not acquire land located in Homeowner’s Associations. We don’t buy properties with obvious flaws, such as large wetland areas, steep properties, etc. We don’t buy properties that are severely overpriced.

When our company acquires real estate, we close through an established title company or real estate attorney to ensure that the property comes with a free and clear title and legal access. We also typically hire a soil scientist to “perc” the land before closing.
