AmLand56 (short for American Land 1956) is owned by Land in2 Cash, LLC. We are a family-owned and operated business that has been involved with real estate sales for years and started owner financing properties in 2018. We work with individuals and families who are looking to invest in acreage. We purchase the property that you like and then owner finance it directly to you, and we make the process simple and stress free. When you owner finance with us, you get the Deed! You can start enjoying and improving the property the day after closing.
Process:
Your only job is to search online for the property of your dreams as you normally would (Zillow, Trulia, MLS listings, FB Market Place, LandWatch, etc). After you find a property that works for you, we make sure that it fits our criteria. We then work to get a purchase agreement signed and schedule a double closing where our company would purchase this property with cash and then owner finance it to you in the same day. You will be required to provide Earnest Money to the closing attorney or title office before closing. Our company spends a significant amount of time and money so we need to be sure that you are committed to the purchase. If you walk away from the purchase, you will get charged for the cost of the title search and perc test.
Our Owner Financing sale is done the formal and legal way with an established title company or real estate attorney preparing a Promissory Note & Deed of Trust. The total closing fees for you will Not exceed $900. The typical terms that we require are at least 25% down (but not less than $8,000). The down payment may be higher for properties priced above $50,000. The term is typically 1 to 5 years with an interest rate of 8.5%.
The monthly payments will be sent to FCI Lender Services, Inc. This will not cost you anything as our company pays all costs associated with FCI.
